Note: Our Construction Design services (relating to
projects that we would be site visiting) are usually available within
Southwestern Idaho, including: The Treasure Valley, Sun Valley, Ketchum, McCall,
Tamarack, Cascade. Special circumstances may enable us to expand our geographic
circle of influence.

Residential Design and Plans
Contact us to set up an interview to discuss your
ideas. The following are some details of the services that we offer
for new construction and remodeling (additions, kitchens, baths, etc.)
Site visits - Standard practice for most
projects
Site measurement - This is necessary for
most remodel projects, all as-built plans and for some new construction
projects (particularly to determine angles, elevation and location on the
site).
Site photography - Photographs are very
helpful at all stages of a construction project. We will generally
start a design project by taking photos of the site, and photos of some
structures that may help in developing a good design that lines up with your
goals. Secondarily, before and after photos are fun for the client and
helpful for our future marketing.
As-built plans - These can be helpful if you
do not have plans for your existing home. We generally draw as-built
plans for most remodel projects, depending on the scope of the construction.
Design services - A well thought through
design is crucial for a good plan. We have identified and implemented
several techniques that enable us to give you ultimate visual confirmation
of what your project will look like - prior to construction. Your
input is crucial for us to arrive at a finished product that reflects
your personal wishes.
Hand drawings and sketches (rough or drawing
table) Often during client meetings, a floor plan or elevation will be
overlaid with sketch paper and space planning can be developed at this
point. Also as part of the preliminary design stage, hand drawings and
sketches help tremendously in communication. These drawings are then
converted to CAD and 3D renderings.
3d renderings - There are several different levels of quality...
(highest quality is nearly photographic) These renderings will assist
you to envision your home prior to construction.
Client meetings - Often we will meet with
you several times during the design process. Our communication with you is
imperative and after each meeting the plans are taken to a higher level of
detail (Major changes in design are easiest to make earlier in the
process). As we approach the final product, great attention is paid to
architectural details.
Building Plans - (ready for construction)
Finally we are able to produce residential construction plans, which show the site,
floor plans, foundation plans, elevations, section details, 3D views,
specifications, electrical and mechanical locations.
Printing - We can print most plan sizes, and
if necessary full color up to 36"x48". Plan sizes in inches are
often: 8.5 x 11, 11 x 17, 17 x22, 24 x36 and 36 x 48. City permitting,
Historic Review, Conditional use often drive the size of the plans. Often
there is a need to print two or three different sizes of the plans.
Different layouts are created for each size. We can provide multiple
sets if needed.
Cost - We feel that our attention to detail
is worth the investment, and the pleasing result.

Sales
HOFF Design can assist new and remodel
residential contractors in successfully securing a project by providing
construction sales service. Our construction sales fees are usually
based on a percentage of a secured sale. We will establish a
relationship with you the contractor as to understand the methods, practices
and budget pricing - We then can effectively communicate with your client to
help you to form a win/win relationship and a successful project. We also
can assist you with design and management services. If

Project Management/Consulting
HOFF Design is capable of providing other
services to our clients and contractors. In addition to providing
plans and design services, the following fee services are available:
Scope of Work Development - The scope of
work is a detailed specification worksheet that describes your project in
great detail.
Permitting - For some the Building
Department can be overwhelming and time-consuming when attempting to secure
a permit. We have experience in working with the building departments and
can help in this area.
Engineering - For some projects,
particularly hillside, and non conventional structures, engineering is a
necessity. Preliminary engineering is needed for flooring and trusses
and a requirement for the building department in all related projects.
Engineering costs are not generally included in design and plans. We
can assist by taking care of securing the engineering requirements by
working directly with the relative Engineering firm.
Project Management - Our management services
are available to our clients (those we have provided plans and services to)
based on percentage of the value of the project. Project management is
supervision of production and tracking the budget and calendar. This service
will be job specific and the details will be outlined clearly prior to
construction.
Project Photography Service - Understanding the
importance of good photography, we can provide a service that can take
preliminary, progress (scheduled at certain intervals), and final photos of
your project.
Product Selection - We can assist you in
product selection...depending on the type of project, based on an hourly
fee. This involves hands on selection of such things as plumbing fixtures,
lighting fixtures, AV, Granite, surfaces both exterior and interior,
roofing, siding, patio, etc. If interior decorating services are
needed, we can help.
Interior Decorating - We have interior
decorators available to serve you, based on an hourly fee.
Historic Preservation/Guidelines/Approval -
Boise Idaho has various zoning districts. Some areas are zoned Historic
Preservation. The homes within
these borders require special attention to detail, and have additional steps
involved before a permit can be secured. An application to secure a
certificate of appropriateness is filled out, letters to neighbors are sent,
a committee level hearing is set, then a commission level hearing is
performed. These are some of the requirements. There are specific
regulations regarding what can and cannot be done in a Historic district. We
are familiar with this process, and can see your project on through and will
sit beside you (or represent you) at the commission level hearings.
